In our local market there is a considerable difference in the audience of home buyers. Many are investors who want to keep a high ROI, other buyers are far more emotional and want to create a legacy property for personal use.

Knowing these two audience groups and a series of local contractors I was able to maximize the sellers final sale price by $300,000 compared to other comparable sales. It would have been far easier for me to simply ignore improvements and simply sell the property to an investor group, but I would rather give my client all the information they need to make an informed decision.
